General Terms & Conditions


These General Terms & Conditions (“Terms”) constitute a legally binding agreement governing access to and use of all services, facilities, equipment, and offerings provided by The Laundry Mat LLC, doing business as the MAT (“the MAT” or “the Company”). By entering any MAT location, using self-service equipment, placing a Wash & Fold order, enrolling in a MAT Club membership, or scheduling pickup and delivery services, the customer (“Customer”) agrees to be bound by these Terms and all applicable service-specific Terms of Service, which are incorporated by reference. It is the Customer’s responsibility to review and comply with the Terms of Service applicable to each individual service used, including in-store self-service, Wash & Fold, pickup and delivery, and memberships.


The Customer acknowledges that these Terms are readily available for review at all MAT locations and on the MAT's website. By using the MAT's services or facilities, the Customer confirms they have had a reasonable opportunity to review these Terms and agrees to be bound by them. All services, equipment, and facilities are used at the Customer’s own risk. To the fullest extent permitted by law, the MAT disclaims liability for loss, theft, damage, shrinkage, color loss, or wear and tear to garments arising from the use of its services, equipment, facilities, third-party providers, other customers, or pre-existing garment conditions, except where such loss or damage results from the MAT's gross negligence or willful misconduct. The MAT does not disclaim liability for personal injury or property damage caused by the MAT's negligence. In no event shall the MAT be liable for indirect, incidental, consequential, or special damages, except where such damages result from the MAT's gross negligence, willful misconduct, or fraud. Where liability cannot be disclaimed, the MAT’s total liability shall not exceed the amount paid for the specific service giving rise to the claim.

Certain services may be performed by independent third-party providers. The MAT is not responsible for the acts, omissions, delays, losses, or damages caused by such providers, and any related claims must be pursued directly with the applicable provider. Pricing, fees, and rates are subject to change. By using MAT services, the Customer authorizes the MAT to charge all applicable service fees, membership fees, overage charges, pickup and delivery fees, and taxes to the payment method on file once services are rendered. Gratuities are optional and will only be charged with the Customer's express consent at the time of transaction.


The MAT reserves the right to refuse service, remove individuals from the premises, or decline to process any item or order at its sole discretion. The MAT reserves the right to modify these Terms upon thirty (30) days' prior written notice to Customers, which may be provided by email to the address on file, posting at MAT locations, or posting on the MAT's website. Material changes to liability limitations, pricing structures, or membership terms will require Customer consent for continued use. Continued use of MAT services after the notice period constitutes acceptance of the revised Terms. These Terms are governed by the laws of the State of Florida, without regard to its conflicts of law principles. Any disputes arising under these Terms shall be resolved exclusively in the state or federal courts located in Miami-Dade County, Florida, and the Customer irrevocably consents to the personal jurisdiction and venue of such courts and waives any objection to venue or inconvenient forum. If any provision is found unenforceable, the remaining provisions remain in effect. These Terms, together with all service-specific Terms of Service, constitute the entire agreement between the Customer and The Laundry Mat LLC DBA the MAT.



Wash & Fold Terms of Service

By placing a Wash & Fold order with The Company, the customer (“Customer”) agrees to the following Terms of Service. These terms apply to all Wash & Fold services provided by The Company.



1. Pricing & Service Scope

  • All Wash & Fold orders are weighed using calibrated commercial scales and billed by weight (per pound). The Company's weight determination shall be final and binding unless the Customer can demonstrate a manifest error.
  • Per-pound pricing applies to standard garments only.
  • The following items are not included in standard Wash & Fold pricing and are billed at a flat fee per item:
  • Comforters
  • Rugs
  • Pillows
  • Curtains
  • Shoes
  • Current pricing is available at all MAT locations and on the MAT's website. The Company reserves the right to modify pricing without prior notice, which may be provided by posting at MAT locations, on the MAT's website, or by email to customers with accounts. Pricing in effect at the time an order is placed shall govern that order.



2. Order Drop-Off, Cut-Off & Processing Time

  • Wash & Fold orders may be dropped off up to 10:00 PM during normal business hours.
  • The last wash processing cut-off time is 8:30 PM.
  • Orders received after 8:30 PM will be processed the next business day, regardless of drop-off time.
  • Same-Day Pickup is available for an additional charge and applies only to orders received on or before 1:00 PM, subject to capacity and availability. Same-Day Pickup is not guaranteed and is provided on a best-efforts basis. If the Company cannot complete a Same-Day Pickup order due to capacity constraints, the Customer will be notified and any Same-Day Pickup fee will be refunded or credited.



3. Standard Wash & Fold Service Includes

All standard Wash & Fold orders include:

  • Cold-water wash
  • Standard detergent with OXI powder for colors
  • Clorox bleach for whites
  • Degreaser for heavily soiled items, when deemed necessary by Company staff in their sole discretion
  • One washer for colors
  • One washer for whites
  • One dryer for colors
  • One dryer for whites
  • Folding and bagging of all garments



4. Modifiers & Add-On Services

Additional modifiers may be added to an order for an extra charge, including but not limited to:

  • Additional wash machines for separation or preference
  • Fabric softener
  • Dryer sheets
  • Upgraded detergent
  • Same-Day Pickup

All modifiers must be selected at the time the order is placed. The Company is not responsible for accommodating modifier requests made after order placement, and any such requests are subject to availability and may result in processing delays or additional charges.



5. Unclaimed Orders

  • Orders not picked up within fifteen (15) calendar days after completion and after the Company has made reasonable efforts to contact the Customer using the contact information on file will be deemed abandoned. The Company may dispose of abandoned items, including by donation to charity, and shall have no further liability for such items.
  • After the abandonment period specified above, the Company shall have no responsibility or liability for such items.



6. Garment Handling & Care Standards

  • The Company uses industry-standard efforts to maintain quality washing, drying, and folding services.
  • All garments are accepted by weight only; no piece-by-piece inventory count is performed. The Company does not track individual items and cannot verify the return of specific garments. 
  • Due to the high-volume nature of the servicemanufacturer care labels are not individually reviewed. Customers acknowledge that all items will be processed using standard commercial washing and drying procedures as described in these Terms. Customers are responsible for determining whether their garments are suitable for standard commercial laundering before submitting them for service.
  • All garments are washed using commercial front-load washers with high-speed extraction cycles.



7. Limitations of Liability, Assumption of Risk & Liability Cap

  • All Wash & Fold services are provided at the Customer’s own risk.
  • By dropping off laundry, the Customer assumes all risk of loss or damage associated with washing, drying, and folding.
  • The Company is not responsible or liable for:
  • Normal wear and tear
  • Shrinkage
  • Color loss, fading, or bleeding
  • Damage due to garment age, fabric condition, or construction
  • The Company accepts no liability for:
  • Delicate, “special care,” or non-washable items
  • Items requiring hand washing, air drying, or specialty cleaning
  • Stain removal is not guaranteed, and no refunds or credits will be issued for stains that cannot be removed.
  • To the fullest extent permitted by lawexcept for liability that cannot be limited under Florida law (including personal injury caused by the Company's negligence), the Company's total liability for any claims arising from Wash & Fold services shall not exceed the lesser of (i) the amount paid by the Customer for the specific Wash & Fold service giving rise to the claim.



8. Personal Items

  • The Company is not responsible for loss of or damage to personal or non-cleanable items left in garments or bags, including but not limited to:
  • Money
  • Jewelry
  • Electronics
  • Keys or documents
  • Customers are responsible for checking all pockets prior to service.



9. Customer Acknowledgment

  • Customers are encouraged to determine whether they can accept the risk of loss or damage to any garment.
  • If a Customer cannot accept this risk, the item should not be left with The Company.



10. Right of Refusal

  • The Company reserves the right to refuse service for any item or order at its sole discretion, including items that pose safety, hygiene, or equipment risks.



11. Processing Location

  • The Company reserves the right to process Customer garments at any Company-owned or affiliated facility for washing, drying, and folding services.



the MAT Club Membership Terms of Service

By enrolling in the MAT Club, the customer (“Customer”) agrees to the following Membership Terms of Service. These terms apply to all MAT Club membership tiers and Wash & Fold services performed under an active membership.



1. Recurring Monthly Membership

  • The Laundry Mat LLC's MAT Club ("the MAT Club") is a recurring monthly Wash & Fold subscription service based on the selected membership tier.
  • Membership fees are automatically billed monthly on the anniversary date of enrollment to the payment method on file until canceled by the Customer in accordance with Section 8 below. 



2. Monthly Pound Allowance

  • Each membership tier includes a fixed number of Wash & Fold pounds per billing cycle.
  • Unused pounds do not roll over to subsequent billing periods, have no cash valueare non-refundable, and may not be transferred to another person or account.
  • Membership pounds apply to standard washable garments only and do not include specialty items such as (but not limited to) comforters, rugs, pillows, curtains, shoes, leather goods, wedding dresses, or items requiring dry cleaning or special handling. Customer is responsible for any additional charges for specialty items processed under the membership.



3. Overage Charges

  • Laundry processed in excess of the monthly pound allowance will be automatically charged to the payment method on file at the following rates, which are subject to change pursuant to Section 5:
  • MAT 60, 80, 100, 120, and 140 memberships: at the current store per-pound rate as posted at the facility or on the MAT's website
  • MAT 160: at the MAT 160 current rate per additional pound
  • Overage charges are calculated based on the final processed weight of the order.



4. Customer Authorization

  • By enrolling, the Customer authorizes the MAT to automatically charge:
  • Monthly membership fees
  • Approved overage charges
  • Applicable service fees, taxes, and tips
  • Charges will be applied to the payment method on file without additional approval once services are rendered.Customer acknowledges and agrees that by providing payment information and enrolling in the MAT Club, Customer authorizes the Service Provider to charge the payment method for all fees described in these terms.



5. Pricing Changes

  • Membership pricing, included pound allowances, and overage rates may change due to increases in utilities, supplies, labor, or operating costs.
  • The Service Provider will provide at least thirty (30) days' advance written notice (which may be provided by email to the address on file) before any pricing changes take effect. Continued use of the membership after the notice period constitutes acceptance of the new pricing. Customer may cancel pursuant to Section 8 to avoid the new pricing.



6. Excluded Fees

  • Membership pricing does not include:
  • Credit card or payment processing fees
  • Applicable sales or local taxes
  • Optional employee tips or gratuities (which are voluntary and at Customer's discretion)
  • These fees may be added at checkout or upon order completion where applicable.



7. Product & Modifier Discounts

  • Active MAT Club members receive 10% off eligible products and service modifiers.
  • Discounts apply only while membership is active and may not be combined with other promotions unless explicitly stated.



8. Cancellation Policy

  • Customers may cancel their membership at any time.
  • Cancellations take effect at the end of the current billing cycle.
  • No refunds, credits, or prorations will be issued for:
  • Used pounds
  • Unused pounds
  • Partial billing periods



9. Alignment With Wash & Fold Terms

  • All Wash & Fold services performed under a membership are subject to the Wash & Fold Terms of Service, including but not limited to:
  • Assumption of risk
  • Limitations of liability
  • Garment care disclaimers
  • Unclaimed order policies
  • Membership enrollment does not modify or waive any Wash & Fold Terms of Service.



10. Customer Acknowledgment

  • By enrolling in the MAT Club, the Customer confirms they have read, understood, and agreed to:
  • These Membership Terms of Service
  • The Wash & Fold Terms of Service
  • By enrolling in or continuing to use membership benefits, Customer expressly agrees to and accepts these terms and conditions.


Pickup & Delivery Terms of Service

By scheduling a pickup or delivery with The Laundry Mat LLC (doing business as "the MAT"), the customer (“Customer”) expressly agrees to and accepts the following Pickup & Delivery Terms of Service. These terms apply to all pickup and delivery services provided by the MAT.



1. Service Area

  • Pickup and delivery service is available within a fifteen (15) mile radius of participating MAT locations.
  • Service availability may vary by location and capacity.



2. Turnaround Time

  • All pickup and delivery orders include a standard 24-hour turnaround time, which is an estimate only. The turnaround period begins once laundry is received at a MAT facility, confirmed, and payment is processed in full. The MAT will use commercially reasonable efforts to meet this timeframe but does not guarantee completion within 24 hours.
  • Turnaround times are estimates and may vary due to order volume, service modifiers, or operational constraints.
  • Same-day service is available for an additional charge and is subject to availability. Please contact our Laundry Expert to confirm same day service availability.



3. Scheduling & Customer Responsibility

  • Customers are responsible for scheduling both pickup and drop-off time windows at the time of booking.
  • If Customer is unavailable during the scheduled pickup or delivery window despite reasonable efforts by the courier to complete the service, this may result in:
  • Delays in service
  • Additional fees 
  • Order rescheduling to the next available window



4. Third-Party Couriers

  • The MAT utilizes third-party courier services for all pickup and delivery orders.
  • The MAT is not liable for items that are lost, stolen, or damaged while in the custody of third-party courier services during transit. Customer acknowledges that the MAT acts solely as an intermediary in arranging courier services and assumes no responsibility for courier performance.
  • Courier availability, timing, and performance are outside of the MAT’s control.



5. Claims & Reporting

  • Any items believed to be lost, stolen, or damaged during transit must be reported within five (5) business days of order completion and/or incident.

·       All claims related to loss, theft, or damage occurring during transit are the sole responsibility of the third-party courier provider, not the MAT.

·       The MAT's liability for transit-related claims is limited to facilitating communication between Customer and the third-party courier. The MAT makes no guarantee regarding reimbursement or resolution outcomes, as such matters are solely within the control of the courier service provider.

·       Upon timely notice, the MAT will assist the Customer in submitting a claim with the courier provider as a courtesy only.

·       Claims submitted after the five (5) day reporting period may not be eligible for review or assistance.




6. Order Processing & Payment

  • Pickup & delivery orders will not be eligible to be picked up until:
  • The order is received, confirmed, and fully processed
  • Payment is authorized and processed in full
  • Pricing is based on actual processed weight.
  • Differences between estimated and actual weight may result in adjusted charges, including overages.



7. Garment Condition, Care & Alignment With Wash & Fold Terms


  • The MAT is not responsible for:
  • Delicate or “special care” items
  • Heavily soiled items
  • Items with pre-existing damage
  • Items requiring hand washing, air drying, or specialty cleaning
    unless such conditions are 
    clearly disclosed by the Customer in advance.
  • This section fully aligns with and is subject to the Wash & Fold Terms of Service, including but not limited to:
  • Assumption of risk
  • Limitations of liability
  • Garment care disclaimers
  • Damage, shrinkage, and wear-and-tear exclusions
  • Pickup & delivery service does not modify, expand, or waive any protections or limitations outlined in the Wash & Fold Terms of Service.


8. Personal Items & Pockets

  • Customers are responsible for removing all items from pockets prior to pickup.
  • The MAT is not responsible for:
  • Damage to garments
  • Damage to machines
  • Loss of personal items
    caused by items left in pockets.



9. Unclaimed or Abandoned Orders

  • Orders not accepted or scheduled for delivery within seven (7) days of service completion may:
  • Be subject to storage fees
  • Be considered abandoned
  • Be donated to charity or disposed of at the Service Provider’s discretion after providing Customer with seven (7) days' written notice to the last contact information provided by Customer



10. Delivery Time Windows

  • Pickup and delivery time windows are estimates only and through our third party provider.
  • Delays may occur due to:
  • Traffic
  • Weather conditions
  • Holidays
  • Courier availability
  • Service Provider does not guarantee exact arrival times and shall not be liable for delays in pickup or delivery services.



11. Incorporation of Other Terms

  • All pickup and delivery orders are subject to:
  • The Wash & Fold Terms of Service
  • The MAT Club Membership Terms of Service (if applicable)
  • Pickup and delivery services do not modify, waive, or supersede any terms contained in the Wash & Fold Terms of Service or MAT Club Membership Terms of Service, including without limitation all limitations of liability, disclaimers of warranties, and assumptions of risk. 


12. Pricing, Weight Verification & Additional Charges

·       Pickup & delivery orders are initiated through the MAT app, where Customers provide an estimated number of laundry bags for scheduling purposes only.

·       Final pricing is based on the actual weight of laundry processed, as weighed upon arrival at a MAT facility.

·       Charges are calculated using the applicable per-pound Wash & Fold rate, based on:

o   Standard Wash & Fold pricing, or

o   Active MAT Club membership pricing, if applicable.

·       Customer expressly acknowledges and agrees that: (a) estimated bag quantities provided during scheduling are for operational purposes only and do not constitute a price quote or binding estimate; (b) final charges will be based solely on actual weight as measured by Service Provider; and (c) Customer has no right to dispute charges based solely on variance from estimated bag quantities.

·       By scheduling a pickup and delivery order, Customer provides advance authorization for Service Provider to charge the payment method on file once laundry is received, weighed, and confirmed. Customer will receive notification of the final charges prior to payment processing and may cancel the order before processing is complete by contacting Service Provider within one (1) hour of receiving the weight confirmation notification. After expiration of the one-hour cancellation window, all charges are final and non-refundable except as provided in Section 13. Customer acknowledges that failure to cancel within the specified timeframe constitutes acceptance of the charges and waiver of any right to dispute the transaction.


·       Additional Charges

o   The following charges are billed in addition to the Wash & Fold service total, where applicable:

§  Pickup and delivery fees

§  Applicable taxes

§  Service or convenience fees

§  Optional employee tips or gratuities (which may be added by Customer at Customer's sole discretion)


13. Refunds & Service Credits

  • Except as required by applicable law, refunds or service credits, if any, are issued at the sole and absolute discretion of Service Provider.
  • Any refund or credit issued by Service Provider shall be limited to the actual amount paid by Customer for the specific affected service, and shall not include consequential damages, lost time, inconvenience, or any other indirect damages. Service Provider's total liability for any claim related to pickup and delivery services, whether in contract, tort, or otherwise, shall not exceed the amount paid by Customer for the specific service giving rise to the claim.




14. Customer Acknowledgment

  • By scheduling a pickup or delivery, the Customer confirms they have read, understood, and agreed to these Terms of Service.
  • Continued use of pickup and delivery services constitutes acceptance of these terms.



In-Store & Self-Service Terms of Service


By entering and using the MAT facilities and equipment, the customer (“Customer”) agrees to the following In-Store & Self-Service Terms of Service.


1. Store Hours


·       The MAT is open daily from 7:00 AM to 11:00 PM.

·       Select holidays may operate under reduced hours or be closed.

·       Store hours are subject to change without notice.


2. Video Surveillance


·       This location is under 24-hour video surveillance and recording.

·       Surveillance footage is used for safety, security, and loss prevention purposes.


3. Proper Use of Machines


Customers agree to use all machines properly and responsibly.

·       Machines must not be overloaded and should not exceed two-thirds (2/3) capacity.

·       Customers must use appropriate detergent amounts.

·       Laundry pods are not permitted in machines.

·       Customers should request assistance from a Laundry Expert if unsure how to properly load or operate equipment.


4. Emergency Stop Usage


·       Emergency stop buttons are to be used only in actual emergencies, including:

o   Clothing stuck in a machine door

o   Machine malfunction or safety concern

·       Do not use the emergency stop if the machine is already filled with water.

·       Improper use of emergency stops may result in service interruption or charges.


5. Unattended Laundry


·       Customers should not leave laundry unattended.

·       Laundry left unattended in a machine for more than 30 minutes may be:

o   Removed

o   Bagged

·       If unattended laundry must be bagged:

o   Bulk items must be placed in separate bags

o   Bags must be tagged with the machine number

·       Employees will not transfer, sort, or fold laundry for self-service customers.

·       Folding services are provided only as part of Wash & Fold or paid folding services.


6. Limitation of Liability & Assumption of Risk


·       Use of the MAT facility and machines is at the Customer’s own risk.

·       The MAT is not responsible for:

o   Lost, stolen, or damaged items

o   Shrinkage, color loss, or normal wear and tear

o   Damage caused by improper loading or misuse of machines

·       Customers are responsible for checking all pockets before washing or drying.


7. Special Items & Pet Products


·       Customers must notify and receive approval from a Laundry Expert before washing:

o   Pet bedding

o   Pet accessories

o   Heavily soiled or specialty items


8. Store Conduct, Safety & Customer Obligations


Customer agrees to comply with the following requirements to ensure a safe and respectful environment for all patrons:

·       Bathrooms are for paying customers actively using the MAT's services only.

·       Customer expressly agrees to:

o   Respect personal space

o   Keep noise and music at levels that do not disturb other customers or violate local noise ordinances

o   Clean up after themselves

·       No sitting on machines or counters.

·       Customers must not remain on the premises for longer than reasonably necessary to complete their laundry services. Loitering is prohibited and may result in removal from the premises.

·       For health and safety reasons, customers must wear shirts, shoes, and appropriate lower body covering at all times while on the premises.


9. Equipment Use Restrictions


·       Dryers may only be used for items that have been properly washed in the MAT's washing machines or are otherwise clean and suitable for drying.

·       Customers may not use dryers for items that are: (a) contaminated with hazardous materials, bodily fluids, or other biohazards; (b) excessively soiled or unwashed; or (c) prohibited by posted signage or staff direction. Customer agrees to indemnify and hold harmless the Service Provider for any damage to equipment or injury to persons resulting from violation of this provision.


10. Animals


·       In compliance with the Americans with Disabilities Act (ADA) and Florida law, only service animals as defined under the ADA (dogs and miniature horses individually trained to perform tasks for persons with disabilities) are permitted inside the store. Emotional support animals, therapy animals, and pets are not permitted. The Service Provider reserves the right to ask: (1) whether the animal is required because of a disability, and (2) what work or task the animal has been trained to perform. The Service Provider may exclude any animal that is out of control, not housebroken, or poses a direct threat to health or safety.


11. Right of Refusal


·       The Service Provider reserves the right, in its sole discretion, to refuse service, deny entry, or remove any Customer from the premises for any lawful reason, including but not limited to:

o   Unsafe or disruptive behavior

o   Improper machine use

o   Violation of these Terms of Service or any posted rules and policies


12. Customer Acknowledgment


·       By entering the premises or using any of the Service Provider's equipment or services, Customer acknowledges that they have read, understood, and agree to be bound by these Terms of Service. If Customer does not agree to these terms, they must immediately leave the premises and refrain from using the Service Provider's services.

·       These terms are in addition to, and should be read in conjunction with, any other applicable Terms of Service including but not limited to the Wash & Fold, Pickup & Delivery, and Membership Terms of Service. In the event of any conflict between these terms and other applicable terms, the more specific terms shall control, and if specificity cannot be determined, the terms most favorable to the Service Provider shall apply.

13. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY FLORIDA LAW, THE SERVICE PROVIDER'S TOTAL LIABILITY FOR ANY CLAIMS ARISING OUT OF OR RELATED TO THESE TERMS OR THE USE OF THE PREMISES SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT PAID BY CUSTOMER FOR SERVICES DURING THE THIRTY (30) DAY PERIOD IMMEDIATELY PRECEDING THE DATE THE CLAIM AROSE, OR (B) ONE HUNDRED DOLLARS ($100.00), EXCEPT FOR CLAIMS THAT CANNOT BE LIMITED UNDER FLORIDA LAW.
The original liability cap based on "the date the claim arose" is problematic for self-service laundromat customers who may pay small amounts per visit. If a customer pays $5 for a wash cycle and suffers $500 in damages to their property due to Service Provider negligence, limiting liability to $5 could be found unconscionable by Florida courts. Using a 30-day lookback period and a reasonable minimum floor amount creates a more balanced and enforceable limitation. This addresses the previous suggestion's concern while providing more reasonable protection for both parties. EXCEPT AS PROHIBITED BY FLORIDA LAW, THE SERVICE PROVIDER SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, OR CONSEQUENTIAL DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, LOSS OF DATA, OR LOSS OF USE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. THIS LIMITATION APPLIES TO ALL CAUSES OF ACTION IN THE AGGREGATE, INCLUDING BUT NOT LIMITED TO BREACH OF CONTRACT, BREACH OF WARRANTY, NEGLIGENCE, STRICT LIABILITY, AND OTHER TORTS. Some jurisdictions do not allow the exclusion or limitation of incidental or consequential damages, so the above limitations may not apply to Customer.

14. Indemnification

Customer agrees to indemnify, defend, and hold harmless the Service Provider, its owners, officers, employees, agents, and affiliates from and against any and all claims, liabilities, damages, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising from or related to: (a) Customer's violation of these Terms of Service; (b) Customer's use or misuse of the premises or equipment; (c) Customer's violation of any law, regulation, or third-party right; (d) any injury to persons or damage to property caused by Customer's conduct or negligence; or (e) any claims by third parties related to Customer's property left on the premises. The Service Provider shall provide Customer with prompt notice of any such claim and shall have the right, at its option, to participate in the defense of any such claim at Customer's expense.

15. Severability

If any provision of these Terms of Service is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, such provision shall be modified to the minimum extent necessary to make it valid and enforceable while preserving its intent, or if such modification is not possible, such provision shall be severed from these Terms. The remaining provisions shall continue in full force and effect.

16. Governing Law and Venue

These Terms of Service shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any legal action or proceeding arising out of or related to these Terms shall be brought exclusively in the state or federal courts located in [INSERT COUNTY NAME], Florida, and Customer hereby consents to the personal jurisdiction and venue of such courts and waives any objection to venue or inconvenient forum.

17. Waiver

No waiver by the Service Provider of any breach or default under these Terms of Service shall be deemed a waiver of any subsequent breach or default. The Service Provider's failure to enforce any provision of these Terms shall not constitute a waiver of that provision or any other provision. Any waiver must be in writing and signed by an authorized representative of the Service Provider to be effective.

18. Modification of Terms

The Service Provider reserves the right to modify these Terms of Service at any time by posting updated terms on the premises or on its website, with such modifications becoming effective thirty (30) days after posting, except for modifications required by law which shall be effective immediately. Material modifications affecting Customer's liability, indemnification obligations, or dispute resolution rights will be accompanied by reasonable efforts to provide direct notice to Customers with contact information on file. Continued use of the premises or services after the effective date of such modifications constitutes acceptance of the modified terms. Customer is responsible for regularly reviewing these Terms.

19. Entire Agreement

These Terms of Service, together with any other applicable terms referenced herein, constitute the entire agreement between Customer and the Service Provider regarding the subject matter hereof and supersede all prior or contemporaneous understandings, agreements, representations, and warranties, both written and oral. No amendment or modification of these Terms shall be effective unless in writing and signed by an authorized representative of the Service Provider.

20. Assignment

Customer may not assign or transfer these Terms or any rights hereunder without the Service Provider's prior written consent. The Service Provider may assign these Terms at any time without notice or consent. These Terms shall be binding upon and inure to the benefit of the parties and their respective successors and permitted assigns.
